I have no doubt many repairs were done, possibly not of the best quality from what I see from what tenant says, and PM leaving me in the dark about it all (I most recently authed a new door to the back of the house before I found all this out).

This is particularly problematic in that the tech guys think (1) they can create a scoring system to evaluate deal quality and or (2) that they can hire relatively new finance/real estate people to further evaluate the deal flow.

The overall quality based on the whole picture is much more important to me than an arbitrary rent to purchase price metric which is often skewed by the seller fudging their numbers on operating expenses anyway.
