This is particularly problematic in that the tech guys think (1) they can create a scoring system to evaluate deal quality and or (2) that they can hire relatively new finance/real estate people to further evaluate the deal flow.

Just wanted to know if the quality of homes that are listed online are good investments, or is everything that's cheap in really rough neighborhoods.. 

I have literally never raised rents on an incumbent (quality) tenant. 

The overall quality based on the whole picture is much more important to me than an arbitrary rent to purchase price metric which is often skewed by the seller fudging their numbers on operating expenses anyway.

Class A represents the best buildings in terms of aesthetics, age, quality of infrastructure, and location.Class B buildings are usually older and not as competitive—price-wise—as Class A buildings.

I feel it is an advantage to you to find a quality realtor/property manager because they have a vested interest in securing quality properties as they will have to deal with the issues after you close.
