r22 evaporator coils were not designed for the much higher operating pressure of r410a.

Some people don't like pressure. 

I'm in the early stages of planning my second rental property and the main thing I will be looking for will be a strong cash flow to help shield me from any potential recession pressures.  

As for the interiors, check for discolored drywall in the ceilings, water pressure (especially if they have galvanized supply lines for the water), and water spotting under the sinks.

I almost bought a single-family due to the pressure to close that I was feeling.

If you can be cash flow positive if/when you rent, it opens up the ability to use many other exit strategies in the future- you aren't under financial pressure to take a loss when a problem arises. 

Just trying to gauge what would even be a reasonable amount to entertain here.

There's not the same pressure for banks and hedgefunds to sell at huge losses like they had to back then.
