Certainly it wouldn't reflect well on you if that were to happen...But, this can be avoided by carefully testing the plumbing before turning on the water:- First turn off the water at the entry-point to the house, and then turn on water at the meter.

I have been able to get price reductions after we had a contract, one time for an inspection issue (plumbing, not something that was obvious during a walk through) and another time when the appraisal came in lower than expected.Offer whatever price makes sense to you.

I live in a town that will demand code from the plumbing, electrical and structure (for every silly thing...forget the major stuff....some towns might let little stuff fly...not mine) and my insurance does have law and ordinance coverage (I double-checked to make sure).

On a typical one of my houses, I will spend about $4000 every 20 years on a new roof, $3000 every 20 years on new HVAC and about $5000 every 20 years on Surprises (Plumbing, Electrical, Termites, etc).

This PM company also does annual maintenance including HVAC filters, yard weed control and full plumbing/electrical inspections at a very reasonable cost.I really like when the PM's own their own properties as well, because they know the frustration of having bad management and thus do their best to provide good management.
