I especially appreciate the frank advice one of the commenters left. https://la.curbed.com/2017/7/13/15951074/buy-house...Let me tell you how smart buyers are getting deals done these days. 1. the offer price matters the most. 2. short contingencies are key. you can offer to do your inspections in 7 days – the reality is once you are in escrow if you need a few days more, most sellers will not be in a position to do anything about it. they don’t want to try and re-create the bidding scenario again.

Some contractors don't have all their permits and or licenses and if the city of Chicago catches them...yikes.....have atleast ten questions if not more for these general contractors and look at their past projects, ask for their clients numbers of previous work, if you can go see some of it yourself!

@J Scott @Karen Margrave As a follow up we don't make anything near these margins in portlandia.. one of the reasons is there in SC the all in building permits are 5 to 7k.. in our market they are 35 to 45k just for permits before you go vertical. and I know other areas are much more.Plus the competition for lots..
