Can someone answer this scenario: I'm thinking of buying a short sale house for about 100K pending approval.

If you are bidding on a foreclosure sale , never communicate with the person being foreclosed on for a multiple of reasons.case and point, if a property is being foreclosed on and there is a les pending (means pending a law suit) on that same property, the smart money is not bidding one dollar and know AND if they did and also communicated with the debtor, any party disputing the foreclosure would say "conspiracy" seen this happen If there is a dispute on the probate, you will be paying lawyers  in that case.

Just because it's clear now, it doesn't mean there is pending lien against the property.

Joe claims the real impetus behind the AG's lawsuit was that multiple WA counties where losing hundreds of thousands each year in overages because his company was removing many properties from pending tax foreclosure.  

I saw this thing come back on the market after going pending and whammy I scooped it up.

My biggest regret is seeing a good deal for cash flow after I have ran the numbers and looking at the property the next day just to see it pending.
