Trying to minimize costs as much as possible while giving ourselves the appropriate business structure (and the legal protections/tax benefits they afford!)

I'm a fan of that system because a) I want to know it's paid for before they show up, and b) I don't want the money in my account until they actually show up, because then there's minimal risk of me having to refund anything that's already in my account.  

Your renter is paying rent on that refi so I would imagine your monthly revenue is minimal, few hundred bucks.
