What are the best ways to determine if a plot of land will have building / sewer issues for a new development PRIOR to having an engineer come out and do the tests?

This deal was 24 years in the making - growing in intensity this past 2 months! 

Paper work getting done, continginsie (sp), with inspection, pest, and radon tests getting done Wed..I really like this place ( flip wise )..

There are classes you can take to prep for the test, and its (again, here at least) an open book test.  

Growing up with parents that allowed me to live life, test my abilities through success and failure, and teach me lessons along the way made me who I am today.

Our first test as LLs came on the 5th  of the following month when rents were due. 

If market allows, initial offer should be 20% less than asking or pass 70% test.

The ultimate test will be when you have a property that needs to be bought.
