You made your threat, and in turn she apologized and called you "Mister," restoring you to the full measure of landlording manhood you knew you deserved.

I was initially going to apologize for the length of my original post, but you beat me twice over :-)  In all seriousness I'm not at all intending to offend anyone currently buying in Denver. 

I'm not sure if this is the correct sub to post this question in, so my apologies in advance.

No one has balked, and if they did, I'll apologize, give them back their lease and wish them luck in finding a place.

Hello I'm fairly new to this forum, so I apologize if this doesn't belong in this section.I'm also new to RE investing and am looking to get into a turn-key SFR that cash-flows decently.

It's not worth being so close to an impending economic "fluctuation" and be attached to a rate that will make or break your numbers depending on the market.

You have indeed done your research and I apologize for my parting shot.
