In that time, there was one other property we pursued and didn't end up getting.For us, since we are not "full time" flippers, meaning we essentially use the MLS and rarely get brought a property from someone we know but we are not running direct mailer or hunting for off market deals, our projects are full scale guts, anymore.  

Without question the best margins are here in the 414 or 262 but you have to take a much more microscopic look versus the “big picture” happy hunting!

The reason I don't have either is that my wife and I are currently house hunting for our own home here in NY and in the meantime, we were fortunate enough that my in-laws are allowing us to stay with them till we do find a home. 

The list goes on and on , first thing tell them your specs 3/2 block home, pool, year built, zip code, etc...then let them hunt.

I have never had tenants decline to rent due to having to sign a lead paint disclosure,If you know there is lead paint, observe safety precautions when doing rehab work - the paint will not hunt you down and hurt you, you have to eat it or grind it up into dust and breathe it.
