They showed me numbers and graphs, sent me out all the info that proved their point, but yet I am still happier than ever in what some people call the Armpit of America, northwest Indiana.

Personally I don't include anything for advertising since I get great results from Craigslist and word of mouth.

I guess most Buyers did a U-turn, 1st words out of my mouth were "I love this place" :-)Consider staging (depending on your market) or staging 1-2 key rooms so the Buyer can envision living there.

But a mini-mansion doesn't really make people happier.

@Jason Duet I find most of my deals now through word of mouth, referrals, and networking.  

I passed along your post to my agent and the first words out her mouth were "I couldn't agree more, your weakening your position"And just to clarify I've had access to the property and know exactly what the numbers are and what the property would sell for, but you just never know with appraisers some times.

Ten to one evictions leave alot of bad tastes in the mouths of landlords, and you might be able to get a solid deal.
