Okay a friend of mine are teaming up to cover more ground in the whole selling market and he wants to use a Realtor to sell these houses that we come across cause he seems to think the Realtor can sell them faster then using a buyer's list of other investors that buy these empty houses that we find.

Additionally, your potential buyers are limited to other investors who will not be paying retail prices.Although we don't factor appreciation into our analysis anymore, it is worth noting that if/when the housing market does recover, I think SFRs will recover much faster because the value will be set by retail buyers and not investors.

All the investors I know that have cash to take down these properties can talk numbers in their sleep.Foreclosure costs will vary by state as to judicial and non-judicial as well as pre and post redemption periods.In Georgia we have 30 days to foreclose and no post redemption so we are faster,cleaner,and cheaper than many states.Simply don't defend your value to the bank as you will come across desperate.
