AirDNA is a great tool but I look at it with a hefty level of skepticism because it averages out all of the data which can sometimes be misleading where the real revenue and ADRs might be diluted by lazy or occasional host data. 

I would like remote viewing of the property occasionally as I travel a lot of of town and globally.

Butcher block also requires the occasional maintenance if the poly cracks or they get water damaged.

There are occasional gems out there but not a lot so you have to keep looking and try not to lose patience. 

There’s about a 100 investor/wholesaler groups on FB as well that occasionally organize impromptu lunches or coffee. 

Anything downtown near UTK, the hipster districts near Fourth & Gill, or just general south Knoxville is red hot for flips. 2+ unit properties are very hard to find but we see them occasionally. 

I've occasionally had minor complaints, but less than I've had with other managers, and she's been responsive to my concerns. 

Update of bathroom, new paint, lighting, towel racks, tub, shower, vanities, toilet, etc. in bathroom for nicer quality things, but not extravagant $5000.3.

It's also a great time for laying sod, as the mild temperatures and occasional rain help the new grass to establish without the need for constant watering.On the other hand, annual flowers and certain tropical plants thrive when planted in the spring, after the threat of any frost has passed.
