Investing in Miami real estate

I own a townhome in Miami that I bought in 2018. I was able to refinance in 2021 and got a 2.25% rate for 15 yrs conventional loan. I like the idea of real estate investing as I had the townhome rented for about 3 yrs and made decent cash flow (I am now living in it). 

I wanted to get some ideas as to how would I go about finding my first investment property in Miami. The market is expensive and properties look run down. I have about $25k saved, make a decent salary, and have good credit. 

I was thinking maybe looking for a single family home with an efficiency or studio already in place. Or buying a duplex where I could house hack and rent my current condo. 

Any suggestions? They are highly appreciated it.
