Remember, as a real-estate investor, your job is to be connected and knowledgeable on how to put these deals together, how to find financing, how to run contractors, how to find tenants and how to manage the properties.

I am starting my first New Construction as "Owner/Contractor" and curious if I should go with insurance brokers or big companies like AAA(or similar). 

Neither of us had flipped before, but we both owned multiple properties and had a lot of good sub contractors we had used.

Talk to other investors- get names of contractors they work with.

Monthly bills YTD average out to 286 for water, 365 for gas, and 140 for electric.

Hello -I will be be closing on a 3 Fam property within 2 weeks in the Bloomfield, NJ area and am looking for recommendations for contractors that can help with an upgrade in one of the units.

I have spent many years improving houses as a licensed contractor and really all you should worry about is making the place look clean and safe but let the new owners use their imagination and especialy their wallets to create the environment around the house they prefer.
