I agree with Doug W. you will not be able to match the existing shingles so if the patch is somewhere where buyers can easily see it then I would replace the roof no doubt.

@Asim Alam higher average rents (could be easily 2x-4x more depending on property and location based on some properties I've analyzed with an AirBnB in mind), but also higher vacancy and turnover costs (although some turnover costs are mitigated by an added on cleaning fee).

Jump ahead 5 years and we had saved enough for our first down payment.So the jump up is I found three like minded people that I spent 5 years getting to know, we had enough cash saved to easily afford our first down payment and feel comfortable that we would have it rented.
