What do you do to ensure that the tenant is responsible for security deposit disputes since that is the largest reason for owner lawsuits How familiar are you with the newly changed laws that can affect you the owner if they are not used correctly? 

I am fairly certain you would not dispute that fact however to state that having sex will produce an offspring is speculation.A investment is something that is anticipated to pay a regular return on a ongoing bases.Speculation is based on past practice and involves an assumption that it will repeat in the future.  

I think it would be a good short term strategy to make more money and I do recommend it but here are the cons you should know:The renters will not be friends So when conflicts exist you can more easily be brought in.They will not be interested in working out who cleans the common areas so you will need to do it or hire it outThey will fight over using each other's thingsThey will use each other's things and not put them backYour lease will need to deal with conflict resolution and noiseIn general, it's more work. 

I for one am glad to hear that the courts are looking out for homeowners that bought on this course and saw these new owners for what they are really doing which was buying prime land for extremely cheap to make a buck and having no regard for all the homeowners that would have lost a ton of value in the meantime.If you were holding off on buying that luxury home on Legacy Golf Course due to this dispute now might be the time to make that move.

In a breach of lease action, you will have no choice but to use an attorney (or pursue it yourself, which is never advisable), especially if you believe that the tenant will appear and dispute.  

My neighbor and I have had an ongoing dispute.

If it's purely a deposit dispute, and not a specific performance claim, you should be able to continue marketing and selling the property to someone else.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

Initially things that nobody can dispute, such as missing skirting, or the home needing to be painted one color, or non-running cars and appliances in the yard.
