Full disclosure, I've made A LOT of rookie mistakes and I shouldn't have trusted others to know what was best when it came to buying a property. 

That Lead Paint Hazard Disclosure you're checking off and signing has no contractual weight--it's just a disclosure.A full-blown lead test by a licensed lead inspector will check subsurface layers of paint and it's fairly expensive (I was quoted $700 a few years ago, but it may depend on the size of the property). 

@Logan Pourbaix my experience is that this disclosure is incredibly rare.

You personally are still a Realtor so regardless of what entity it is, as long as you personally are involved, disclosure is always the best policy.

Disclosure stated no known infestations, although the evidence is pretty damning.

In Texas we have recently added information about leases, disclosure of leases, and changes, just to avoid such material changes.Why would the seller do this?
