Has anyone tried a DST or Delaware Statutory Trust for 1031 exchanges?

DSTs (delaware statutory trusts) were blessed by the IRS in 2004 (rev proc 2004 - 86.).

@David de Luna I have never formally done this, but have found a good set of contractors that will come back and fix their mistakes that may have been caught on inspection.Playing devil's advocate, if I were a contractor that stood behind my work, I would only accept these terms if there was also a timeline behind it. 

Even without all of this we are already on the path towards a de-dollarization and a Central Bank Digital Currency (CBDC).

De-leverage.The number one reason people lose assets and get wiped out during recessions is high leverage and not enough liquidity.

It needs to be de-titled  and be underpinned.
