What has been the most cost effective way to capture seller leads (especially anyone in Socal)?

If the damage is tenant caused, there is NO reimbursement. 

The more we understand the market, and learn from each other, the more effective we can be.

Somebody correct me if I am wrong here, but the idea is that you are buying enough to cover the amount of damage you might incur. 

Wife is suddenly back demanding full access to the apartment and is damaging the property (broke door and locks in an argument) to prove her point.

I think NE dc or like PG county would be SUPER interesting..and have a huge economic effect on real estate but also the communities, businesses, and transit...

I didn't know what they were, but looked them up and found out that they come filled with nitrous oxide and are called "whippits" which you can inhale to get high (and just a bit of brain damage, which now makes total sense given his behavior). 

It seems they have hit their saturation level and are feeling the effects.

Also, your sibling still effectively gets a discount since 50% of it goes to paying him/herself.In regards to what should be in the operating agreement, the attorney who drafts it for you would be in the best position to answer that.
