In most states (If not all) you cannot collect a commission if you are not an agent.

You may get lucky and find a renter to pay that but most renters will just move out, forfeit the deposit, and leave you trying to chase after them to collect.

For Calgary you can request a second set if you have a registered basement suite but you have to pay for garbage collection fees twice.

Call enough title companies, the collective answer will give you the person. 

If they don't sign the agreement, they are in breach of contract and you can keep collecting rent from them.

The next step is settling any collections, then start paying down revolving debt.It is very rare to find someone who manages their business any better than their personal finances.

If there's a remaining balance, and it remains unpaid, it will likely get filed in small claims court and sold to collections when it's not collected.
