You can also go through civil court and remove them that way in most states; but lawyers usually charge more.

It's not a criminal offense and if the cops were called they'll just tell you it's a civil matter. 

As an attorney who regularly practices before the courts of his jurisdiction as a litigation attorney, I highly disagree that lawsuits may not be a common place thing for many landlords.

I have litigated/defended premises liability cases (death/injury at rental property) in multiple states, and I use this experience to help my clients understand what really happens when something goes wrong.

There is a lot of civil unrest here, but we support the protesters.

Logic doesn't matter in your discussions with them nor does the law, unless you are prepared to use an attorney to force them to follow through litigation which they know is an expensive proposition.If you do not have the appropriate zoning for a project of this nature, have any  hint of wetlands on the property or are familiar with the hoops you will need to jump through tread very carefully.  

You are renting in the most heavily regulated, heavily litigated state in our country.
