I will warn you that typically you only receive a 1% response rate with direct mail and you'll more than likely have to send a minimum of five letters to be taken seriously by sellers as they receive mail from hundreds of other investors/realtors. 2.

It was fairly large (over 2000'), very stylish, with luxury features like hard wood floors, solar, granite counters, nice looking cabinets, etc.I was told the fact it was prefabbed saved ~30% on construction costs which if it was the quality of the prefabs from a couple of decades ago I would not have thought it was worth the savings but this was a very fine house.

.- replace front and back doors and door frame (2)- plumbing/wiring for Washer/Dryer hookups- get kitchen outlets up to code so appliances work safely- paint and add knobs to kitchen cabinets - kitchen sink fix (replace faucet)- insulation of windows - plastic lining- make sure smoke detectors are working/to code- get garage door working - needs to be hooked back up - exterior siding cleaning OR paintingLet me know if you think this sounds reasonable or not...

My first letters for my direct mail campaign will be going out shortly, so I'm trying to get all my ducks in a row for the hundreds of calls I'll be fielding. ;) Actually I'll just feel better about the whole thing if I have everything in place before I throw thousands of dollars at a marketing campaign.I would like to get some recommendations on a title company in the Lakes Region of New Hampshire (Merrimack county, ideally).
