It will be getting new kitchen and bath cabinets.

I think if I redo the kitchens I could get $950, and I priced the cabinets at Ikea, each one would be around $3k if I did the labor myself. 

Paint, flooring, cabinets, etc.  

Windows,floors, bathrooms, kitchen cabinets etc....

I'm a licensed builder and have guys that can do granite counter tops, cabinets, doors, interior paint, any tile work.  

At the very least you can encourage your tenants to open the bottom cabinet doors in the sink areas of the kitchen and bathrooms to allow warm air from rooms to hit the pipes.Luckily the cold snaps don't last long around here.Gail

But, assuming you mean replacing all the interior finishes (electrical/plumbing fixtures, cabinets, flooring, countertops, appliances, doors, paint, etc), you're probably looking at $20-35/sf. 

The roof, AC units, tiles, cabinets, etc. have been replaced in the past couple years and no major work is needed.

Walls, painted white and cabinets sanitized or painted to remove stains and residue, New light bulbs with natural color, not the LED type, Fix floor tiles if necessary.

Im talking using the same cabinets, countertops, plumbing fixtures, flooring, tile, paint colors.To me it would just make the project go a lot smoother.
