A lot of people are fearful right now.I'm just over the hill in Reno, NV and chose to live and invest here because our property taxes do not reassess on the sale, landlord/tenant laws are much more favorable, and there is steady job and population growth, but we're still very close to the benefits of CA.

***Update Here***Should I keep Or Sale Gut Flip in B- area.If I sale my new flip best I’ll get is 30k after 9 months.If I keep as a Long term rental I’ll have to convert the garage into a 1 bed cottage at an additional cost of $35k leaving a total of $107k left in this deal after 70% refi and closing cost.

You could take that same $70K plus what you planned for that $680K down payment and buy 3 investment rentals in states like FL, TN, IN, OH, GA, LA, even up on the Oregon Coast just above you in CA.Most of my customers live in CA and none of them invest in Cali instead they buy in the states I listed above.
