It was a dr note that supported the request, didn’t need to be a specialist or anything usually if your dr or whoever you’ve been seeing has an verification department it’s much easier when you give them your claim number and they do the request on their end.Sometimes what helps the dr write it correctly is writing it for them and asking them to review it

Common rental Criteria: Income of at least 3x the monthly rent (last 3 pay stubs as proof), no previous evictions, no open BK, No Felonies, employment history and rental verification. 

They approved an ESA verification from an OOS doctor who had never physically seen the tenant.

There are some manuals you can reference to get a high level comparison that would need local GC verification, but could give you some sense of apples to apples cost deltas for the systems you're wondering about before you reach out to your design team.

Sometimes I need to wait for an email response for employment verification, or additional info from the prospective Tenant, but at that point the decision is made, just awaiting confirmation on a particular element. 

Yes, premium over SFH given extra work for income analysis and rent survey verification, however, that fee is relatively steep in my experience for a 3 unit. 

No need for tax returns, Verification of Employment, or income.

Of coarse landlording is going to be expensive and a source of added frustration if you gotta pay people to come in to to every little thing !
