My understanding is that if there was no will that the wife should inherit everything in that situation.

Hello,    I'm not sure if this is the "best" forum to post my question but hopefully it is

I have been watching my local market the past couple of years saving money and building credit for my first property.  

My fiance and I would love to purchase our first home sometime in the next two years, but the market in California is daunting.

It is in a 55+ community so my concern is that I would only be able to choose tenants from certain demographic.

My goals are simple.

I don't trust anyone in the area with my investment clients, but him! 

I don’t allow smoking and my insurance company is cracking down and now requiring me to say no smoking on the premises.

I have had several Colorado LLCs (single member LLCS with one single family residential rental per LLC, so very small-time) for a decade, and always file my periodic report so am in good standing with the Colorado Secretary of State, but have only just heard that I need to file a BOI report before the end of the year.
