Tell me how often you have to file for an eviction.I didn't ask to negotiate the monthly fee, and never have since day one - as long as they provide me excellent service, I am happy to pay their requested rate. 

In my area , inventory is still low and people are offering over asking , without an apprasial contingency .If you are happy with the deal and you can make the numbers work , go for it . 

Ours states appliances are "as-is, where-is", meaning we do NOT have to fix or replace them.Now, if we have a great tenant, we will usually work something out to keep them happy to eventually renew:)Why don't you offer something, but also REQUIRE they extend the lease for another 12 months?

I can't imagine that the current occupant would be happy to talk to me about their property.2) How do you research other liens that may be on the property, besides the tax lien?
