If it is a good enough deal, you should be confident in your ability to make it work and move forward.

If that works for a real estate closing, I assume it is good enough for a lease.

Michael Quarles - That is interesting Michael, so if I get your strategy correctly, you buy homes that are in a condition good enough to then sell to an end retail buyer who is likely paying full market value, correct?

You have to be mindful of the same things, how you can go above and beyond, establish an edge over competition and possibly even promote repeat business.Believe it or not, you will be more successful if you think less of your success in possibly closing the deal and more on providing a solution.If at times, a homeowner tells you a particular offer from another sounds good enough for him and writes you off...it won't hurt for you to agree and maybe even enlighten him some of what he will be getting into.
