I agree it is backwards and that is usually the first thing my clients question but that's how they function.

I couldn't get the @function to work consistently.

Payment is a function of rate, term and amount.  

and the basic functions of your market, along with the ability to adjust the way your financials look to make underwriters happy (paying off some debts, liquidating some holdings, etc.). 

I don't want to replace them as they are functional but need to find a better solution.  

Be sure to utilize all of the resources on the site such as deal analyzers and the search function for specific questions.

The attorney mentioned as lending money is a hard money lender, seeking or advertising to make loans is not a private lender function, those that do are hard money lenders, they are seeking the business of lending.I have no idea about Canadian finance laws, but that is the position of lending in the U.

I feel though, and I'm curious to hear from others who are in the same boat, that everything I've read and everything I'm learning about how to find "deals" or, at the very least, prospects (motivated sellers) is geared towards functioning in a down market.
