One of the obvious issues was the gutters became clogged frequently. 

Our long-term tenants actually leave us post-it notes around the house (handle loose, fan wobbly, etc.), so we save on the "stupid trip" calls.  

In the dead of winter, the source water temperature is low enough that the solar thermal frequently does not lift the water temperature enough for consumption (usually 10-20 degrees low) under heavy load.

I will say I am not a fan of the property management firms in town.  

Other requests were replacing the ceiling fans (I didn't even think to test them, so they were either very loose or very noisey), repairing a door that was "hard to lock," and repairing a poorly wired electrical circuit. 

If it hit the fan tomorrow, I would have to pull some cash out of my personal account.

It helps that my husband is a relatively big guy with a beard and a camo shirt and people are frequently a bit intimidated on sight.

Personally, I'm not that easily offended and I'm an big fan of Starbucks (they're all over the place...really).Good luck (now that I'm a stakeholder in this deal turning out right for you!).

A lot of people are fans of using the inspection to get a lower price after the fact.

Cheap investment, good insurance, good marketing ploy.Replace cheap bathroom ventilation fans with good quality- low sones, high CFM.
