Couple hundred bucks a door monthly cash flow, double digit ROI, and yes the prices appreciate and you build equity.

I agree completely that being PREPARED is the most important overall though.I have been meeting with potential Private Investors/Partners (they bring the money, I bring the deal and PM) with a WIDE variety of 'styles and wealth'..... meaning plumbers, engineers, retired farmers and entrepreneurs with networth in the 8 digit range. 

If you willing to put $30k down plus some type of collateral, I can imagine you can get the rest for double digits % loan.

I heard one instructor say "When I realize double-digit appreciation, I sell."

Right after I posted my introduction, I bought the digital version.

I've had cash investors that I've partnered with in my deals and the most I've offered them is single digit returns.  

Basically, it was nutso double digit appreciation in 2012 and 13, and this year is only (sic) 5-7%.

You don't see houses rising at double digit rates of appreciation, but the flip side is that Texas definitely didn't get hit nearly as bad as other areas during the crash. 

I'm looking for a lender to use common sense and see I can afford a modest loan to purchase and occupy a house when I have a consistent triple digit income.
