I would even be surprised if your lender can even deliver on that 4.75% even with the 3 point buy down as of today pricing.

Clearly states on my credit card agreement products and services not received to consumers may file a dispute, once the appraisal company received the dispute charge they had to prove to the credit card company that product or service was delivered and I got my report in 24 hours. 

Without good info on current apartment conditions, you're going to be going in blind and waiting on those items to be delivered, thus causing you to extend the down time of that unit and loose out on potential income.

Have them give you timelines that they can deliver on.Stay persistent with HOAs when you're not getting the answers to the questions you have.

You could leverage Amazon Key to have everything delivered to your garage, and then have your handy-person install everything.If you don't mind paying a little extra, you could also hire an interior designer, and they'll likely source all of their own furnishings for you.I furnished a place recently and ended up collecting everything in my own garage.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

When it comes to submitting offers, I agree with others, less risk if the property is delivered vacant.

LPs are looking for someone they can trust that delivers competitive returns reliably.

Since we are just building out network in the area we do not have “repair man”but worst case scenario we replace and it takes a week or more to get it delivered etc… I’m just thinking ahead but this is helpful and puts me at ease.
