For flipping... generally people target either a set profit amount and subtract it from their ARV with carrying costs, purchase price, and rehab costs to come up with a max budget... other people do 70% of ARV minus rehab costs as a target.For rentals, it depends if you're an appreciation player or a cash player (CoC returns rule here).

Maybe attend a local REIA Club as an "Investor" and get to know some of the players in your region before you expose the Money Lender hat.Call other Private Money Lenders and pick their brains local to your region...they usually don't have any problems sharing their experiences with you.Attend some Auctions to see who is playing in that sandbox, collect business cards and begin your due diligence.When you're ready, reach out to those that you pre-vetted above.

The only operators that would take money with that high of a yield, are the operators that can't get it from a better capitalized player that only needs to achieve a 12% return for their investors.

I feel too many people get caught up in the A and B class properties and it's mostly institutional players in that space.
