We got a duplex essentially 0 down, we offered $5k down owner financing, bought over market value (full asking price), cash advanced a credit card to pay for the down and closing costs, cash flowed every month and eventually raised the rents (to increase the value of the property) and sold it, making around $70k after cashflow and profit selling in a few years - essentially we created money out of thin air.

Make sure there is nothing living in the room & all windows/doors are closed (youll need mutliple if its a bigger space) then leave for hours and open windows later to air that out. im sorry if this doesnt work but its a cheap try, worked for me but maybe mine wasnt as bad.

@Marc PhelpsThe key is going to be short term rental comps for the Air BnB's instead of long term so you'll need an appraiser that understands the difference coupled with a lender that will work with that type of appraiser.
