Can't wait to share our first deal with everyone!

Probably at some point in the future but you may be waiting a long time for incomes to catch up to support those prices. 

Still not convinced I can’t, but everybody is talking custom built 3-4 week wait.

Fortunately despite the delays I was able to stay on the 30k budget for the most part, and at the end I decided to go a few thousand over to do granite countertops instead of formica and to do that nice mosaic backsplash so that the house would have a wow factor, which I think had a lot to do with getting it sold so fast!

Lest I get a lot of "you're not doing right by your employer" comments, I often ask for more work so as not to be so bored but I'm limited by my security clearance in what I can do for them at the moment.Without getting into too much detail, while I make a decent salary, I don't have a bunch of money sitting around waiting to invest.

Depending on where your other properties are you may want to wait until you have the new property under contract before listing them for sale to fall into the 1031 timeline.

I would happily spend the extra couple thousand dollars to avoid this.

Wait until the renter is late before you start stressing out.

I would just focus on your remodel and wait.

I didn't want to wait the time it takes for a large amount to be printed and shipped.
