These things may belong somewhere on our "To Do" list, but not at the top.At the end of the day, I think there is actually a pretty short list of things that we NEED to be spending our time on (aka - these are the things that actually make money).Given this, I thought I'd post this question to the BP crowd:If you only had 5 hours per week to work on your real estate business - what would you say are the most important task(s) that you should be spending these precious few hours doing?

Indeed, the two actual-case-history articles I wrote about real flippers both involved real estate brokerage firms that did flipping as part of their overall activity.I have heard gurus say words like, “You’re really just bringing a buyer and seller together.†On page 2 of Flipping Properties, the authors say, “Investors who flip houses accomplish the same basic tasks that real estate agents accomplish.†Their point is how easy it is.

We are in a unique market right now for the most parts of the country where there are deals everywhere.

Also, I understand that with a typical transaction a real estate agent opens escrow at the title company, but with a wholesale, who is responsible for this task?

Hello,In My Experience...DC is the Hottest and still most up and coming/stable market in my opinion.I've only flipped properties in DC, butIm from Springfield VA.Northern VA is much harder to come across GREAT Fix/Flip or wholesale deals.DC and PG county are more abundant in Distressed Old full of Equity properties..This is why everyone and their mom markets to those areas using these boring postcards or letters.Which means.....you must have unique marketing strategies that work to get Real Deals ;) Would love to connect with you.DM me if interested.ThanksRaphaelAce Equity Pros
