Astute observation Anthony one only needs to look at rural CA OR WA logging and fishing towns.. to see areas that have been in steady decline for decades.. they have not dried up completely but not a lot going on and 20 to 40% unemployment..  

Additionally this would trigger a reassessment of the remaining person’s income to see if they could handle the rent.  

@Karl McGarvey  You can read here on BP, go to networking events. and don't forget, at the end of the day you have to pull the trigger or it was all for nothing once you feel you have adequate time and knowledge.

@Sam BromanoThe only concern with having a mortgage, is it could trigger the due on sale clause, if the bank notices it.

In January, 2018, I decided I wanted to try it out and would buy something in 2018...mainly because the podcast and guests stories seemed to begin by just making offers and pulling the trigger on a deal. 

There are 2 bathrooms in it, so I started on one, and while I let things dry or cure on the one, I am hopping to the other (See the photos)This past week I completed the entire shower pan and plumbing system for the first bathroom.

Congrats to you for having the courage to do what I have not yet been able to pull the trigger on, out of state investing.
