If less than that, let's say 80%, you deduct 80%. 2) if you use the money for the personal purpose, it is not deducted. let's say you use remaining 20% from above eg on a car, you can't deduct that. 3) if you hold the money at the bank that is your rentals bank account for future repairs and capex, it is deductible at the rental level.

I'm hopeful there has to be a way to find a lead even in a hot market, but I'm starting to wonder if I just have to wait for things to cool down... my hesitation with waiting is two-fold: 1) All the market trends and government fiscal policy indicate interest rates will only climb in the near future.

I’ve read quite a bit about the demographic challenges that parts of the Maritimes face so I wouldn’t expect significant price appreciation in the foreseeable future, but I’ve always focused more on the cash flow and viewed any appreciation as a bonus.

What I would like to do is find a list of people who are late on mortgage payments and plan on foreclosing their house or selling to make the payment and contact them and offer a 'subject-to' option to basically absorb their debt and rent out the place until a possible refinance in the future to buy more places.

One concern I have is that if tenants never water the lawn, there may be foundation issues at some point in the future.
