@Michael Lee  just to clarify, lets say a seller says they want to sell their home and they need cash quickly, am I able to offer them a price myself and then flip that contract?

Example, let’s say a person would need about $5k to live on.

You could record the sessions, and offer for free to attendees, and dare I say as a product download to people not going.

Having a rating system on what someone says or types is like rating everything Bill Maher or Rush Limbaugh say as correct and should be followed without regard for their personal perspectives.

I would say a professional printed white letter would do great... but for me that didn't do much good either.For me personally, I got great success with my post card.
