What is the best marketing strategy for motivational sellers?

To all the wholesalers out there what has been your best marketing strategy that has given you the best response rate? I started wholesaling 3 months ago and I haven't landed a deal yet, so far I've sent direct mail to absentee owners, I sent out 400 direct mail and only received 3 calls and I put up 110 bandit signs this weekend but I haven't received any calls, what do you recommend I do?

You asked a huge question... BTW congrats on taking action.

things I would do and have done.

  • Call everyone saved as a contact in your phone who has influence in your market and ask for referrals.. "after a lot of thought and careful consideration I have decided to dedicate my career to real estate investing. WHo do you know who needs to sell a home?
  • Jump on Twilio and Zillow and cold call all of the active for rent by owner ads. Ask them if they are hoping to sell?
  • Visit every for sale by owner
  • Do your two a days.. Visit two for sale by agent homes and do a six pac. Knock on the doors of the neighbors asking if they have plans of selling. Neighbors tend to influence other neighbors to sell.
  • Cold call auto and junk magazines asking if the person selling the car is also wanting to sell their home. There is a correlation.
  • have some business cards made and pass them out 10 a day.
