I have zero specific knowledge of this other than knowing someone who has a house with a video game addiction program out in the country where no one knows and no one cares....but my gut says you would have zero chance of doing this with a townhome lease because on top of every state, county, city and ward issue you will need to navigate, you have the homeowners association and very close neighbors who will raise holy hell.

Assuming the units are at least 2 bedroom / 1 bath, you likely will be able to raise rents up from the $1066/mo average over time. 2 bed/1ba units in the area should get about $1200-1300/mo with rental grade finishes.

Pretty much everything I’ve purchased has been initially negative but through raising rents year, value appreciation, debt pay down, etc there are many solid investments if you hold long term.
