I have video's of bugs, reported everything from the bugs to drug needles in the kids playground, and can prove there was a murder across the street just off the property.

I know it has been called a little/ no money down investement route but I believe that is more to do with marketting costs.The gurus have explained the steps in details such as qualify a TB, but in order to do so don't I have to go a mortgage broker and ask them to carry out the required checks..surely that carries a cost..I would like to understand from someone who has experience the followingwhich professionals need to carry out each stage for both the TB and the seller documentswhat are the ball park prices I need to expect for these services.

Find/Hire a Team full of members who are professionals that can do what you don't like.The preliminary Team members are Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Contracors, and Handymen.  

We do mobile home parks so we typically are not looking for one person to do a general inspection but we hire a plumber to come out check water/sewer/gas lines for a professional opinion , same with electric , or if there is roads that look kind of questionable, we will ask a paving /concrete contractor to look at it.  

All this, after we had professionals inspect everything before purchase, just some things are impossible to see without opening walls and more.
