I think finding a team in today's real estate market is going to be as powerful, and likely more so, than your choice of brokerage.

In smaller less popular towns it may not make a difference and you may not have a lot of competition, but right now in the bigger cities, the markets are on fire.So my suggestion would be to set yourself up for success between now and then where you can qualify for conventional.

People can invest in different things, but many choose to invest in real estate. Real estate investment is a stable way to increase income over a while. Can Be an alternative means of saving up for the future. 

Other areas that are popular for REI are Knoxville, Clarksville, and Memphis.

My choice is walk away from 100k that I already spent, or complete the project and have a working asset. 

As of now my top two choices seem to be RentRedi or TenantCloud.
