Also, $3K per month for 12 months or $4K per month for 9 months get you to the same exact spot of $36K per year....See if there's any way to rent by the room on year leases.

It's a fine business model as long as you don't mind your tenants paying fees for your use of the software. 

I have a policy that cost me 50k for 10 years then normal builders liability that cost me another 50k per year.. my agent is telling me that if I dont have current policy say 3 years down the line the 50k per year wont kick in because i dont have a current policy.. the 50k i spent on the 10 year is just basically for litigation defense.. your thoughts on the matter. ?? 

If I pass for it with all cash, then it’s fee simple absolute.  

If they are asking for any upfront fees besides the appraisal, -- Run! 

Highest net includes fees, closing costs, . . . that stuff.

If you want to BRRR there are lenders who will offer you a hard money loan that converts to DSCR once your renovation is complete (and it will save you some money in origination fees staying with same lender).
