However if you have tough skin and can handle C- to D tenants and neighborhoods you can definitely make a killing if you buy right.

Not exactly sure what line of work you're in now but as a caveat if you have no other source of income, do not leave your main stream.

The only caveat is you need to pay it off within 5 years, and if you leave your job before you payback the whole loan, you will get penalized.

in my humble experience...rent to best qualified first foremost. only after application, background, verified credit  i use www.rentapplication.net/then yes cash up front for deposit, plus first last months rent, leaves 4 months. i add extra for pets too.i rented in both summer and winter. dont mind either.i rented just before christmas. people need house all year. lazy picky ones only move in june. loli did offer free use of my trailer or discount if moved in before next storm, Christmas etc.

If they are on month to month you can ask them to leave in CA that would be about 60 days.
