More exposure means a better chance my properties will be sold, and generally Realtors work out deals to get listings on the back-end, so it is possible to get double commissions in some cases.I would try to get some info from this guy as to why he no longer is willing to work with you guys, but aside from that move on and look for a Realtor who is willing to work with wholesalers.

You should plug this into a spreadsheet and play with the numbers to see what can work out for you so you'll have positive cash flow. once you get to the numbers you like - present them to the seller and negotiate.

They are EXTREMELY nitpicky about all of your financial information when you borrow money at such a low rate but if you are patient, provide the information they ask for, and don't give up it could work out pretty nice for you.
