I don’t like the generic mailer idea as it will achieve the responses mentioned above. 

You can read their quarterly reports but they usually have even better information on their websites as 'supplements' to their earnings calls.

In other words, do not use a generic payment service like Zelle, Venmo, or PayPal.  

I normally use generic %s for screening initial deals, and then I dive in deeper on CapEx items based on actual condition prior to making offers.

There is also the option of a 2nd mortgage (piggyback mortgage) to supplement your down payment, if you're not too far above the conforming loan limit. 

Script for the magazine: "excellent builder, long track record, good neighborhood, nice family homes for the community, and improving property values.." generic information on the build...no personal or background information needed...that stuff can be told elsewhere and has more downside risk (trumpeting limited experience to all parties involved) than upside benefit.

I am not trying to supplement my income, just have a positive cash flow that allocates repairs.Also I have a tough time filling my units.
