What he brings as a partner, at least until I have more experience, is peace of mind that I (hopefully) won't end up with a house that needs $150k of work (renovation prices seem crazy over-inflated here - I brought another contractor friend to an auction property to give me an estimate with the knowledge that I wasn't going to be using him as the GC, so he had no incentive to inflate the estimate, and by the time the property would have been rehabbed - I don't have the numbers, but it was $30k for the cracked driveway, $20k for the garage, $7k on windows, $25k for a kitchen, and on and on - it would have been $150k of repair costs on a 1500 square foot house that was in livable condition), or the work will be held to minimum cost.
