I suggested to the seller we hold an informal auction to obtain the highest price, he would only agree to allow me to go back to these buyers and ask for their final highest bid. the highest bid was $175,000, and thats what the property sold for.In the commercial arena, a buyer needs to have his criteria clearly defined, his ability to obtain financing well established, and cash available for a significant earnest money deposit and proof of funds to close, if he wants to be taken seriously by brokers and sellers of well priced commercial property.

I would be cautious to put a 10-15% ROI in a legal agreement, especially without first defining precisely what “ROI” is really referring to.
