We repurposed the storage tank (it was very well insulated) as storage for a solar-thermal array and put in-line water heaters in each unit to give the solar heated water a boost when needed,The solution was a little pricy going in, but pay-back was forecasted as 4-years.Is there a storage closet in each unit which could serve as home for a dedicated water heater (inline or storage) for the unit?

@Lew PayneCertainly point of use would be easier when there is already 220v circuits in-place, but even where 220/240v is the standard (such as in Europe) a dedicated circuit would be run for an electric point-of-use heater.

We tested out live chat with a dedicated operator (internal, not outsourced operator) and 99% of people ignored the proactive prompt ("Hi, thanks for visiting, let me know if you have any questions") We went for 7 days and the only visitor who engaged with the chat was not the target market (maybe an investor, I can't remember).

Saying that there is some need as to RE tax expertise is required is a little over doing it my opinion as the tax issues for real estate investing at the level this site is dedicated to is rather low, there really isn't a specialty in RE taxes as there isn't enough to fuel (enough investors) in most areas to allow an accountant to just specialize in the area.

So since I purchased it for $85,000 (which was about $8,000 under what it was worth at the time) it is worth $25,000 more than I purchased it for.As for the $820/month I am clearing I just deposit into a dedicated bank account each month and don't touch it.
